Skybridge Condominium Association Board Minutes
July
18, 2006 Meeting
The second meeting of the Board of Directors of the Skybridge Condominium Association was convened on July 18, 2006 at 7:00 PM in the Fitness Center on the 36th Floor. The following directors were present: Joseph Bardusk, Jeffrey Hoosin, Joseph Kerbleski, David March and Garry Zimmerman
Management was represented by Andreas Holder, Draper and Kramer Supervisor, and Price Trosin, Acting Skybridge Property Manager.
Jeffrey Hoosin opened the meeting and called for approval of the June 11, 2006 meeting minutes. Garry Zimmerman motion to approve the minutes was second by David March and approved unanimously by the board.

GOOD
EVENING AND WELCOME TO THE SKYBRIDGE CONDOMINIUM ASSOCIATION’S OPEN BOARD
MEETING.
YOU
MAY HAVE NOTICED THAT OUR PROPERTY MANAGER, GREG ATHAS, IS NOT HERE.
GREG IS ON A MEDICAL LEAVE OF ABSENCE, AND WE WISH HIM A SPEEDY RECOVERY.
DRAPER AND KRAMER HAS PLACED PRICE TROSIN IN OUR OFFICE TEMPORARLY TO
HANDLE DAY TO DAY MATTERS. I THINK
PRICE HAS BEEN DOING A GREAT JOB CONSIDERING HE JUST WALKED INTO A BUILDING HE
KNOWS NOTHING ABOUT.
TONIGHT
THE BOARD WILL BE VOTING ON THE SELECTION OF THE ASSOCIATION’S ATTORNEY, AND
AUDITING FIRMS.
IN
THE PAST MONTH THE BOARD HAS MET WITH MANY DIFFERENT PROFESSIONALS IN THEIR
RESPECTIVE FIELDS TO DETERMINE WHO WOULD BE BEST SUITED FOR OUR NEEDS.
ONCE
WE HAVE THESE FIRMS IN PLACE WE WILL EMBARK ON THE TASK OF ENSURING THAT ANY AND
ALL CONTRACTS, ACCOUNTING RECORDS, AND THE BUILDING ITSELF, HAS BEEN TURNED OVER
IN EXCELLENT CONDITION. IF WE FIND
THAT THIS IS NOT THE CASE, WE WILL USE THEIR EXPERTISE TO ACHIEVE A FAIR AND
EQUITABLE RESULT.
ADDITIONALLY,
TONIGHT WE WILL BE ORGANIZING THE VARIOUS COMMITTEES THAT OWNERS HAVE SIGNED UP
FOR. WE WANT TO GET THE BALL ROLLING
AND START MAKING SKYBRIDGE THE KIND OF BUILDING WE’RE PROUD TO CALL OUR HOME.
THE
BOARD IS ALSO VOTING ON A RULE CHANGE TONIGHT.
WE ARE PROPOSING TO INSTITUTE A LATE FEE OF $50 FOR ALL UNPAID ACCOUNTS
PAST THE 15TH OF THE MONTH. UNFORTUNATELY
WE HAVE SOME OWNERS WHO ARE VERY DELINQUENT IN THEIR ASSESSMENTS.
(NOT DEVELOPER) HOWEVER,
UP UNTIL THIS POINT NOTHING WAS DONE TO COLLECT THESE FUNDS FROM DELIQUENT
OWNERS. ACTUALLY, WE ALREADY HAVE
ONE UNIT IN FORCLOSURE AND THE ACCOUNT IS SERIOUSLY DELIQUENT.
WE ARE TAKING THE NECESSARY MEASURES TO PROTECT THE ASSOCIATION’S
INTERESTS.
IN CONCLUSION I WANT TO SAY THAT I AM LOOKING FORWARD TO THE TASK AT HAND AND AGAIN WANT TO THANK YOU FOR PLACING YOUR CONFIDENCE IN US.
Jeffery then turned the floor over to Price for the Management Report which contained the following highlights:
| The emergency callback boxes have been fixed and will be reinstalled once the appropriate permits have been secured. | |
| Window washing had been delayed to the 19th of July. New screen installation will commence after the window washing was complete. | |
| 32 folding chairs have been ordered for board meeting | |
| The south stairs security gate is to be completed by next week and the project was coming in under budget. | |
| The replacement reserve was reported to be fully funded as per plan. The replacement reserve as of July 18th was $133,742.36. | |
| 11 owners are over 60 day delinquent in paying assessments (totaling $35,941.40). Any owner over 60 days delinquent will receive a collection letter from the Skybridge attorney. | |
| The bulletin board containing Skybridge announcements has been moved to across from the freight elevator. |

New business
The Board of Directors of the
Skybridge Condominium Association has proposed the following change to the Rules
and Regulations of the Skybridge Condominium Association in regards to late
payments of assessments:
Assessments
and Late Payment Charges:
All
monthly assessments, special assessments or any other lawful fees including,
without limitation, any maintenance charges, service fees, late charges and
fines are due and payable in full on or before the first (1st) of
each month.
Payments
received after the fifteenth (15th) day of the month are considered
late and subject to a $50.00 late payment charge.
Payments
made by checks returned for insufficient funds are subject to a $50.00 charge
plus prevailing bank service charges.
Jeffrey made to motion to send
out a letter of all unit owners of the proposed rule change.
The motion was seconded by Garry and approved by the entire board.
Andreas agreed to include the letter informing all owners of the proposed
new rule in the mailing of the August assessment statements e.
A special meeting addressing this rule change will be held just prior to
the next regular Board meeting on August 9th, 2006, at 7:00 PM.
Once approved, the fee would be automatically added for any late payments
in the following months. Direct
debit payments will be taken on the 5th of each month which would not
be counted as late.
Committee formation
process.
Committee will be composed of all unit owners who signed up for a committee. In addition, membership will be kept open due to low numbers of owners who signed up.
Attorney Approval.
Jeffrey motioned that the board hire the attorney David Sugar to represent the Skybridge Condominium Association in all legal matters. The motion was seconded by David and unanimously approved by the board.
RESOLVED: That Attorney David Sugar will be hired as the Association’s legal consul.
Accountant Approval.
Jeffery motioned to hire Chris Nyborg and Associates for auditing and preparing tax returns for Association. The motion was seconded by Joe Kerbleski and passed unanimously.
RESOLVED: That Chris Nyborg and Associates will be hired as the Association’s accountant.
Jeffrey moved to adjourn the meeting. The motion was seconded by Garry and passed unanimously. Meeting adjourned.
RESOLVED: That the meeting be adjourned at 6:30 PM.
