ENGINEERING COMMITTEE CHARTER
Membership
Membership is open to unit owners, both resident and non-resident. The president shall appoint the chairperson and appoint the members, subject to the recommendation of the chairperson.
Purpose
To advise and assist the board of directors in those activities that directly affect the mechanical and structural components of the Skybridge condominium complex. Duties include:
1. Work with the property manager to periodically assess the current integrity of the mechanical and structural components of the Skybridge condominium complex.
2. As part of the Skybridge Condominium Association turnover activities, work with the property manager and the engineering firm conducting the engineering evaluation of the building, to compile and resolve a list of known common element defects that are considered to be the responsibility of the developer and his contractors.
3. Work with the property manager to provide input to the finance committee on the construction of the reserve related to engineering matters.
4. Work with the property manager to identify and justify those engineering issues that need to be included in the annual budget development. This includes the appropriate level of recurring maintenance activities as well as individual special construction projects.
5. Evaluate and advise the board on issues that impact the mechanical and structural integrity of the Skybridge condominium complex.
6. Report the activities of the committee to the board of directors.
