HOUSE AND GROUNDS COMMITTEE CHARTER

Membership

Membership is open to unit owners, both resident and non-resident.  The president shall appoint the chairperson and appoint the members, subject to the recommendation of the chairperson.

Purpose

To advise and assist the board of directors in those areas that directly influence (affect) the interior and exterior aesthetic beauty of the Skybridge residence common areas.  Duties include:

1.     Work with the property manager to develop an annual budget for those programs that affect the aesthetics of the common areas of the building.  This would involve new beautification projects as well as reviewing and advising on the existing recurring contract work and maintenance. 

2.     Periodically review and evaluate the visual aspects of the Skybridge facility as to deteriorating conditions, single event special damage or required new concepts.  From this activity should emerge recommended new project proposals.

3.     Work with the property manager to develop an annual calendar of exterior and interior landscaping activities that provide the best possible aesthetic beauty while being consistent with the approved budget.

4.     The committee should develop a prioritized list of its recommendations, including costs, to assist the board in choosing projects within budgetary constraints.

5.     Review and advise the board on any new construction activity that might adversely impact the aesthetics of the building.

6.     Because of the subjective nature of the activities addressed by this committee, the committee must develop and manage a process by which the Skybridge residents can have a forum.

7.     Recommend fines for any resident who intentionally causes damage to any of the common areas.

8.    Report the activities of the committee to the board of directors.
