RULES AND REGULATIONS COMMITTEE CHARTER

 Membership

Membership is open to unit owners, both resident and non-resident.  The president shall appoint the chairperson and appoint the members, subject to the recommendation of the chairperson.

Purpose

To advise and assist the board of directors in preserving and enhancing the quality of life as set forth in the rules and regulations of the association.  Specifically, the committee will:

1.     Be familiar with the rights, duties and privileges granted owners under the protection of the Illinois Condominium Property Act, the condominium declaration and by-laws and the rules and regulations, and their full implications.

2.     Keep up-to-date with Illinois amendments and inform the board when an item in the declaration becomes obsolete or is in conflict with the Illinois act.

3.     Periodically review the adequacy of the rules and regulations and recommend changes or additions to the board.

4.     Provide a center for familiarizing the owners and residents with the rules and regulations of the association.

5.     Work with the property manager to monitor unit owner compliance with the rules and regulations.

6.     Work with the property manager to take a reasonable approach to enforcing the rules and regulations, keeping in mind the benefit to the whole community, and advise the board.

7.     Recommend to the board a minimum fine schedule.

8.     Report the activities of the committee to the board of directors.
