LATE FEES AND DELINQUENCIES
Late fees will be in effect for Sept billing. Notices have been posted reminding owners of the new policy. The number of late fees will be reported next month. Delinquent Funds Received $29,659
MAINTENANCE
1. Completed 15 work orders this week
2. We have a number of water leaks we are pursuing:
| Unit 3401 into 3302. Appears that under heavy rain conditions, water forms Under the Kaplan’s (3401) deck structure. When viewed from below, it seems That there is the outline of a drain that was never actually constructed (partial Coring) and it is in this area that the water drips onto 3302 ceiling. We have Contacted the contractor and will investigate the situation with him. | |
| Unit 1410 into 1309 under heavy rain conditions. Under investigation | |
| Unit 1806 tub/shower drain pipe was never soldered. Has been leaking under The wall for some time. Mold has developed on wall. Plumber being called in. | |
| Unit 1104 shower drain leaks into unit 1004. Drain to pipe connection not Installed properly. Requires professional plumber who has been called in. | |
| Leak from 1001 to 902 fixed. The problem was excessive condensation. Insulation added. |
3. We have set up an account with J.C. Licht and have picked up paint for the lobby touch up.
4. We have contacted 2 other drywall/painter companies to see if we can get a better deal than our present company "Complete Painting"
5. McDaniels successfully completed the fire alarm and sprinkler test this week for the skybridge tower and garage. Because of some past difficulty with Dominicks about scheduling and payment, we instructed McDaniels to arrange testing with Dominicks and to sent their bill directly to them. (we do share alarm panel and our panel will be placed in test mode when Dominicks test is run. Small price to pay!). McDaniels did find some sprinkler heads in our stairwells that had some paint on them that wasn’t there last year and we have not scheduled any painting. We are trying to determine who might have painted them. These heads will probably have to be replaced.
PROJECTS
1. FRONT DESK EXTENSION (HOUSING FOR CALL BACK EQUIPMENT)
We got the bid from Scandinavian Builders, it is $2,200. Unfortunately, I asked Them to quote the cabinet without the granite top ( we expect to use the in house Marble/granite contractor.) but they did it anyway. They are re-quoting and I Emphasized we need this ASAP.
2. FREIGHT ELEVATOR TO GARAGE CORRIDOR SECURITY
We already have a bid from Levy at $9,000. Midwest Fence has not showed up despite Numerous calls. We received a quote from Scandinavian Builders for $21,760. As was the case for the above project, I asked Scandinavian to quote just the walls, Doors, and electronic striker, not the FOB system. Unfortunately bid includes the FOB System, the one we already have. They are re-quoting.
3. Verified all screens for occupied units have been delivered. Most have been installed. a number of units did not sign the permission front desk form. We will offer a second opportunity for them with a second sign up. We need to order screens for remaining developer units plus a few spares.
GENERAL
1. The overnight maintenance man has started as of today. He will be initially trained on the day time shifts.
2. It appears there may be some unusual cold weather conditions in the upcoming week. To prepare for this, we will ready one of our boilers for heat on Monday. It looks like the weekend will still be warm. I must emphasize that every Transfer results in extra chemical usage. And of course no matter what we do, the Make up of our building will make a number of residents uncomfortable.
